Curb appeal.

Buyers tend to have made their mind up before they even enter the property so make sure to boost your curb appeal. Make sure any overgrown plants are trimmed and tidy any peeling paint and pressure hose the floor to make it look as tidy as possible.

Pay attention to smells.

“Don’t cook fish in your home the day of a showing,” or any strong - smelling foods that can linger for a long time.

Make your property smell nice.

Put some fresh coffee on or put some cookies in the oven or simply light a scented candle this always makes such a difference and makes the space feel lived in.

Air and Light!

Open all the windows and curtains to let in natural light. Floor or table lamps help to create ambient lighting and makes darker areas look brighter.

Green plants inside.

Interior potted plants in neutral coloured pot are very much in right now and they give life as well as great energy to a space, however, make sure they are well maintained or they can make the space feel sad and unloved.

Keep walls a neutral colour.

As much as you may love your colourful walls it could turn off potential buyers or make the space feel smaller or darker than it really is so give them a quick lick of a neutral paint colour.

Simple neutral décor.

To help potential buyers imagine themselves in your space, remove any art or other decorative items that might not be to everyone’s taste. Put some neutral art on the wall, mirrors always work well and maybe look at investing in some neutral covers or throws and big cushions to put over your dated or even purple sofa. Crisp white bed linen always goes a long way, buy some neutral scatter cushions and throws for the ends of the beds to give the beds a layered look.

Furniture.

Your furniture needs to fit the room, if it’s too big for the space get rid of it, these can make the space look smaller than it really is putting potential buys off, sometimes less is more!

Storage.

Storage space is a big selling point, closets should be tidy and not stuffed with cloths or other personal belongings, as buyers may think you don’t have enough space. Maybe look at getting some inexpensive storage solution inside these spaces so they look neat and tidy and get rid of any excess items you don’t need day to day until you move.

Remove clutter.

You want buyers to focus on the space, not personal items that can sometimes look messy and clutter a space. Remove piles of mail as it makes the house feel unlived in and make sure the entrance area is clear, so no shoes blocking the hallway and don’t forget to clear tables and chairs too.

You can turn any bathroom into something special.

Roll or Stack a few neutral hand towels in a tray or basket and place it near the basin, add a nice green plant in a neutral plat pot and light a scented candle, buy a new neutral bathmat and towel to lay over the bathtub or on a rail.

Top tip.

Close the toilet seat when both showing and photographing your property, this little tip can make a big difference.

Clean & tidy.

Make sure you dust the fireplace mantle, clean appliances and taps as these are things potential buyers touch to make sure they are in good working order and give the windows a clean. If you have already vacated the property or just too busy to stay on top of things, a good idea is to hire a cleaner to drop in every couple of weeks.
